November of 2020 was a rebound year for Coquitlam’s detached housing market with significant change across the board.
Detached (Single Family) Houses Sales & Prices Jumped
In November 2019, 85 out of 322 listed homes sold (26% sale ratio) for an average price of $1.150M. In November 2020, 87 homes sold (which seems like a mild change) but for an average price of $1.410M. The price of single family homes in Coquitlam has been on a steady incline throughout all of 2020, except for the dip experienced at the beginning of the COVID-19 pandemic.
What’s more important to note is the % of sales. November 2020 saw a sharp decline of inventory from last year’s 322 to 260 which meant a 33% sales ratio compared to the 26% of the previous year.

November 2019, 110 of 343 listed attached homes sold (33% sales ratio) in Coquitlam for an average price of $566.5k. In November 2020, 163 of 450 (36% sale ratio) listed attached homes sold for an average price of $584K. Over the past year, we can see an increase in both condos & townhomes on the market as well as an increase in price by 3.1% despite the interference from COVID-19.
